Cash Is King.... Again

After years and years of  really low interest rates -  aka cheap money - cash wasn't king.  Cash couldn't compete with a  person that could get a 2% loan.  
In fact, CASH was worse than a loan because someone getting a loan, typically was willing to pay more than a cash buyer. But, a recent poll showed that 
almost one third of all home purchases in the U.S. up to July of  this year, were paid for in cash. The 30% share of cash buyers is the largest since 2014, when 30.14% of homes were paid for in cash.

With that said,  the market is slowing down, and interest rates are on the rise,  and CASH IS KING AGAIN.
A recent example is a cash buyer client, who was able to purchase a home for over 20% below the list price. This doesn't mean there's reason to panic, the market hasn't crashed. The only difference is CASH has gained its power back
